Samsung Electronics (UK) Limited has partnered with sustainable developer Eco-Bos to create one of the UK’s first carbon positive smart home communities at West Carclaze Garden Village in Cornwall. The collaboration brings together smart home technology, renewable energy and sustainable construction to set a new benchmark for energy-efficient housing developments in the UK.

Located within 500 acres of Cornish countryside, including a 350-acre Country Park, West Carclaze Garden Village will feature 1,500 smart, energy-efficient homes that combine innovative design, green energy systems and advanced automation. Every home in the development achieves an EPC A rating – a distinction held by only 0.3% of UK properties – underlining the project’s leadership in sustainable housing.

Through Samsung’s SmartThings platform, residents will be able to monitor and control heating, lighting, security and appliances from a single app. The open ecosystem connects with over 350 partner brands, including Amazon Alexa and Philips Hue, allowing residents to tailor and automate their living spaces for maximum comfort and efficiency.

Each home will come equipped with a Samsung Heat Pump, Climate Hub, Solar PV system and a range of AI-enhanced smart appliances, including washing machines, ovens and fridge freezers. These appliances can automatically switch into AI Energy Mode, optimising performance and reducing energy use — for example, a Samsung washing machine can cut consumption by up to 20% through intelligent automation.

Eco-Bos

The partnership aims to make connected, low-carbon living both attainable and affordable. Based on SAP (Standard Assessment Procedure) calculations from the Elmhurst Energy Report, West Carclaze residents could generate a profit of up to £1,779 per year through energy efficiency and renewables. In comparison, the average UK household spends £1,719 annually on electricity and gas, offering potential savings of up to £3,498 each year.
